1. Definitions and general provisions
1.1. Terms used in this document:
- Platform / Website — the RentSpace.am website and all its services.
- Operator / Administration — the administration of the RentSpace.am platform, which manages the Platform.
- User — any natural or legal person registered on the Platform or using it.
- Landlord (Provider) — a User who posts a listing to rent out property or a service.
- Renter — a User who searches for or rents property/a service.
- Listing — an offer posted by the Provider (description, photos, price, terms).
- Internal services — the Platform’s paid services (e.g. Top, VIP, “Urgent”, promotion).
- Transaction — a direct arrangement between the Provider and the Renter regarding the rental of property/a service.
1.2. These Terms constitute a public offer within the meaning of the Civil Code of the Republic of Armenia. By registering or using the Platform, the User confirms their unconditional and full agreement with these Terms.
1.3. Only legally capable persons who have reached the age of 18 may use the Platform. A person acting on behalf of a legal entity confirms that they have the necessary authority.
1.4. The Operator may, at its discretion and at any time, unilaterally amend these Terms. Amendments take effect from the moment they are published on the Website. Continued use of the Platform means acceptance of the amendments made.
2. Role and status of the Platform
2.1. RentSpace.am is an information platform (information intermediary) that gives Providers and Renters the opportunity to find each other.
2.2. The Operator is not a party to Transactions between Users and bears no responsibility for the quality, safety, legality of the offered property/service, the accuracy of the description, or the performance of the Transaction.
2.3. The Operator does not participate in rental payments and deposits between Users — these are settled exclusively between the Provider and the Renter.
2.4. The Operator advises Users to exercise caution, inspect the property, and make written arrangements.
3. Registration and account
3.1. The User must provide accurate and up-to-date information during registration.
3.2. The User is responsible for the confidentiality of their login details and for all actions performed under their account. If unauthorized use of the account is suspected, the User must notify the Operator immediately.
3.3. Creating multiple fake accounts by one person is prohibited.
4. Rights and obligations of the User
4.1. The User has the right to post listings, use the Platform’s services, and edit and delete their listings.
4.2. The User is obliged to: post only accurate and truthful information; not violate the legislation of the Republic of Armenia or the rights of third parties; not harm the operation of the Platform (spam, automated data collection, malware, etc.).
5. Paid services and refund policy
5.1. Payments made on the Website relate only to the Platform’s internal services (listing advertising, VIP/Top status, promotion, renewal). Current rates are published in the relevant section of the Website.
5.2. Payment for an internal service is accepted as an order and acceptance of that service.
5.3. Paid amounts are non-refundable, as the service is deemed properly rendered from the moment the listing is published/activated. This also applies where a listing is subsequently removed for violating the rules (see section 8).
5.4. The Operator does not participate in rental payments between Users; therefore, the refund of such payments is not subject to this policy and is settled between Users.
5.5. Taxation and accounting documents are governed in accordance with the legislation of the Republic of Armenia.
6. Content and intellectual property
6.1. The User is personally responsible for the authenticity and legality of the data they provide and the content they publish (photos, description, video).
6.2. By posting content, the User grants the Operator a non-exclusive, royalty-free license to store, display, and promote it on the Platform.
6.3. It is prohibited to publish materials that contradict the legislation of the Republic of Armenia or infringe the copyright/intellectual property rights of third parties.
7. Prohibited goods, services, and conduct
It is prohibited to post or offer: weapons, ammunition, explosive and dangerous substances; narcotic, psychotropic substances, tobacco/alcohol in violation of the law; counterfeit, stolen, or out-of-circulation goods; personal data of third parties without consent; services prohibited by law or adult content; fraudulent, misleading, or spam listings; offensive, discriminatory, or hate-inciting content.
8. Account suspension, blocking, and removal of listings
8.1. In case of a violation of the rules, or false or misleading listings, the Administration has the right to edit or remove the listing and/or suspend/block the User’s account without refunding paid amounts.
8.2. The User has the right to appeal the decision by contacting rent@rentspace.am.
9. Limitation of liability
9.1. The Platform is provided on an “as is” basis; the Operator does not guarantee uninterrupted operation of the Website or any specific result.
9.2. The Operator bears no responsibility for any direct or indirect damage arising from Transactions between Users.
10. Dispute resolution and applicable law
10.1. The legislation of the Republic of Armenia applies to these Terms.
10.2. Disputes are resolved through negotiations, and, failing agreement, in the courts of the Republic of Armenia.
11. Final provisions
11.1. If any provision of these Terms is found invalid, the remaining provisions continue to apply.
